Asset Manager Software for CRE Investor Portals — North County San Diego

I'm PJ, in Encinitas. I build custom investor portal tools for CRE asset managers who've outgrown spreadsheets and don't want to pay $60K/year for Juniper Square features they won't use.

What I actually help CRE asset managers with

Investor Distributions

Automate the quarterly distribution calc. Pro-rata by ownership %, waterfall tiers, preferred return accruals. No more Excel errors on a $2M payout.

K-1 Delivery Portal

Secure login, LP pulls their own K-1 when the CPA delivers. You stop answering "did you send my K-1?" emails in April.

Capital Call Workflow

Call notice → investor acknowledgment → wire confirmation → ledger update. One dashboard, not five email threads.

Asset-Level Reporting

NOI, occupancy, DSCR rolled up by fund. LPs get clean quarterly reports without you rebuilding decks every cycle.

Yardi / AppFolio Bridge

Pull property data nightly, push clean numbers to your investor portal. Your GL stays where it is — just mirrored for LPs.

Doc Vault + E-Sign

PPMs, sub-docs, operating agreements, annual reports. Version controlled, audit trail, investor access by entity.

Real questions CRE asset managers ask me

Do I actually need custom, or should I just buy Juniper Square?

If you have 200+ LPs across 10+ funds and need every module — buy Juniper. If you have 20–80 LPs, 2–5 deals, and want distributions + K-1s + doc vault without paying $50K/yr, custom is cheaper in year one and you own it forever. Text me, I'll tell you honestly which way to go.

How do you handle waterfall calculations?

I model your specific waterfall from the LPA — preferred return, catch-up, promote tiers, clawback. I test it against your existing Excel model until numbers match to the penny. Then it runs automatically each distribution.

Can it integrate with Yardi Voyager or AppFolio Investment Manager?

Yes. Yardi has an API (and I can hit the SQL layer if needed). AppFolio IM has exports I can automate. I don't replace your property accounting — I sit on top of it for the LP-facing side.

What about SOC 2 and investor data security?

Hosted on AWS or Azure with encryption at rest and in transit, MFA, role-based access, audit logging. I'm not SOC 2 certified as a solo shop, but the infrastructure I build on is. For most sub-$500M AUM funds, that's what LPs want to see.

What's the real cost vs. Juniper Square / InvestNext?

Custom build: typically $15K–$45K one-time, then ~$150–$400/mo hosting. Juniper runs $25K–$75K/yr. Break-even is usually month 10–14. You own the code either way with me.

How long until it's live?

4 weeks for a basic LP portal (login, docs, distributions view). 8–12 weeks if we're wiring up waterfall + Yardi + capital calls. I move fast because it's just me — no PM layer, no ticketing system, you text me directly.
