What I Actually Build for GPs

Investor Portal, Your Brand

White-labeled LP login with deal dashboards, document vault, and distribution history. No "Powered by Juniper Square" footer.

Waterfall Calculator

European or American waterfall, pref returns, catch-ups, promote tiers — modeled in your exact deal structure, not a generic template.

Subscription Docs Workflow

DocuSign + accreditation verification + data-room access, all triggered by one e-signature. No manual onboarding chain.

K-1 Distribution at Tax Time

Bulk upload, auto-match to LP accounts, email + portal delivery with read receipts. March stops being painful.

Capital Call Automation

Send calls, track funded/unfunded, nudge late LPs automatically. ACH + wire instructions included.

Quarterly Reporting

Property-level financials to investor-level statements in one click. Your CPA emails you the P&L, LPs see polished narrative.

FAQ — Real Questions GPs Ask Me

How much does a custom investor portal cost vs Juniper Square or AppFolio?

Custom build runs $15K–$45K one-time depending on scope. Juniper Square charges per-investor, per-year, forever. If you have 50+ LPs across multiple funds, custom pays for itself in year two. Text me your numbers and I'll run the math honestly.

Can you integrate with QuickBooks, Appfolio, or Yardi?

Yes. Most of my GP builds pull property-level financials from Appfolio or Yardi via API, roll them up to fund level, and push investor-facing summaries to the portal. QuickBooks is usually the weak link — I can work around it.

Do I own the code or is it locked to you?

You own it. Full source, hosted on your AWS or mine, your choice. I'm a solo consultant — I don't build hostage situations. If you ever want to take it in-house or move to another dev, you can.

How do you handle SEC compliance and data security for LP data?

AWS-hosted with encryption at rest and in transit, SOC 2 infrastructure, role-based access. I'm not your compliance officer, but the portal will pass your securities attorney's review. Happy to jump on a call with them.

How long until my LPs can log in?

MVP with investor login, deal dashboard, and document vault: 4–6 weeks. Full waterfall + distribution automation: 8–12 weeks. I ship in phases so you see progress every two weeks, not a 6-month black box.

I'm running one fund with 30 LPs. Is custom software overkill?

Probably, yes. At that scale, a shared Google Drive + DocuSign + a clean quarterly PDF works fine. Call me when you're raising fund two or hitting 75+ LPs. I'll tell you straight if you don't need me yet.
