Connect QuickBooks or Foundation to a dashboard that pulls labor, materials, and POs into one view per job. That's a 1-2 week build, not a six-figure ERP.
Can I replace my PM's spreadsheets without killing her workflow?
Yes. Best move: mirror the spreadsheet exactly in a web app first, then add automation on top. People adopt what feels familiar.
What's the cheapest way to track subs, COIs, and lien waivers?

How do I stop leaking money on change orders?

Straight advice for construction owners

Don't automate broken processes

If your job-costing is wrong on paper, software makes it wrong faster. Fix the process, then build the tool.

The dashboard is the product

You don't need every PM in a new app. You need one screen that shows you margin, cash, and schedule by job. Build that first.

Field guys won't type

If it takes more than 3 taps on a phone, they won't do it. Design for the truck, not the office.

QuickBooks is probably fine

Most owners don't need Foundation or Sage. They need QB + a custom reporting layer. Saves $15k/year.

Build for exceptions, not happy path

Your software fails on the weird job, the rework, the rain delay. Design around the mess.
