Appraisal is one of the last credential-gated crafts in real estate. Automated models guess; a Certified General appraiser inspects, pulls the comps, defends the adjustments, and puts a license on the line. Patrick runs that craft as a solo principal, which means every non-billable hour (intake, comps assembly, report production, being findable when the next lender searches) comes out of his own week.
