What a fire hazard zone is

  • Hazard, not risk. The State's Fire Hazard Severity Zones map the hazard potential of the land: fuels, terrain and fire weather. They do not count what you have done about it, like defensible space or a fire-resistant roof.
  • Three levels: Very High, High and Moderate. Land outside them in cities is mapped non-wildland.
  • Two maps. Inside cities and local fire districts, the State Fire Marshal's 2025 map, which each local agency adopts within 120 days. On State Responsibility Area land, where CAL FIRE handles wildland fire, the 2023 map. This page checks both.
  • What changes in a Very High zone: 100 feet of defensible space around the home, and the zone must be disclosed when the home is sold.
  • Insurance: the Department of Insurance says every action on its Safer from Wildfires list qualifies you for an insurance discount, starting with a Class A fire-rated roof.

Is Solana Beach in a fire hazard zone?

Fletcher Cove is mapped non-wildland on CAL FIRE's 2025 map, but zones follow canyons, lagoon edges and open space across North County, so check your exact address above.

What is the difference between fire hazard and fire risk?

The zones map hazard: the land, its fuels, terrain and fire weather. They don't count mitigation like defensible space or a fire-resistant roof, which is what lowers the risk to a particular home.

Do I need 100 feet of defensible space?

In a Very High Fire Hazard Severity Zone and on State Responsibility Area land, yes: state law requires 100 feet around the home. Elsewhere your city's fire code decides.

Does my fire zone set my insurance price?

Insurers use their own wildfire models. The Department of Insurance's Safer from Wildfires rule says every listed home and yard step qualifies for a discount.
